WHO SHOULD INSPECT AND WHY!
Home buyers. Of course! It is not only prudent, but essential to ensure the value of your purchase. Even more important: Safety first for the buyer and his/her family.
Your home inspector will evaluate the safety and functionality of all home systems. A hidden defect could not only be dangerous, but lead to costly repairs if not identified early.
Tips for the buyer:
- Look carefully at the disclosure form and compare with the home inspection report you will receive as part of your home inspection process. Look for discrepancies.
- Ask for a pre-inspection report. If such a report is available you (and your home inspector) have a benchmark to start from.
- Be available for the inspection. Remote buyer presence really does not work for home or investment property evaluation. Right at the end of the inspection you have the best impression and shortest path of communication with your home inspector.

Home sellers. Homes are bought and sold all the time and how often was the home seller surprised to find out that there was an issue somewhere he/she didn’t know about? How often was this hindrance to a sale? If a sale fell only through once, wouldn’t a pre-sale home inspection saved the deal and paid for itself?
Naturally, as a seller you like to get a top price for your home. A pre-sale inspection report will not only identify potential areas of improvement, but could also put a potential buyer at ease, knowing that you as the seller take extra steps to protect the value of your current home.
Tips for the seller:
- Maintain your systems. Obviously! Checking air filters, ensure proper grading, and a pest control service should be given for a well-maintained home.
- Have service records and maintenance contracts ready for review by potential buyers. How much more will be buyer at ease knowing your home and systems are maintained properly? Wouldn’t you as a buyer?
- Contract for a pre-inspection report.
Even the best maintained home is bound to show a deficiency somewhere. Put your prospective buyers at ease with a report that goes well beyond required disclosure forms.
Buyer or seller – a home inspection has become a vital part of the home purchasing process. As you are aware the end-2000’s economic situation makes financing a home much more difficult and financing institutions will look much closer to appraisal and documentation than ever before. Be ahead and schedule a thorough home inspection today!
