HOME INSPECTIONS: This service is designed to inspect a home for safety and functionality of available home systems. The inspection is a visual process and the inspector checks, tests and operates doors, windows, roofing, electrical, plumbing, heating & air, outside cladding, grading – in short takes a physical of the house at that point of time.
Reports: Inspection report – inspected systems, repairs (if applicable)
The inspection can focus on customer-specific needs and is available in the following versions:
- Residential resales. Performed prior to sale of home. Utilities should be turned on to verify proper operation.
- Pre-warranty expiration inspection. If a new construction inspection was not performed a home owner should not let the warranty period expire without verifying that actually all home systems are properly functioning and safe. A pre-warranty expiration inspection should be scheduled not less than one month before the warranty expires.
- Investor property inspection. This type of inspection typically includes a pre-sale inspection and periodically, i.e. bi-annually or annual inspections of the home/investment property to ensure the protection of the home value and safety of home systems. Reports with repair recommendations will be provided to the client. The ongoing inspection records are also an excellent selling tool for long-term investment goals.
- Pre-listing inspection. The purpose of this kind of inspection is the same as for the pre-sale inspection, only the client is the seller and not the potential buyer. The information will provide the seller with a chance to contract/perform required repairs and recommended upgrades or obtain quotes to facilitate repairs and/or upgrades.
Add-ons for all above services:
- Crawlspace(s). Due to additional time required for a crawlspace inspection a modest surcharge applies.
- Homes ove 50 years old. Aged homes will require extra time in order to evaluate existing conditions.
RADON SERVICE: It is prudent to check your home or possible investment for radon and specifically if you consider to convert your basement to living space or a playground for your children. The test can be scheduled to have the results available at time of inspection.
MAJOR COMPONENT INSPECTION: In some cases a full home inspection is not desired and an inspection can focus on single major areas of your homes. These are the following:
- Roof
- Electrial
- Plumbing
- Heating & Air
- Structura, including decks

What is not included? Areas of decorative treatment or detached systems are not included. These include, but are not limited to: septic systems, erosion control, swimming pools, hot tubs and other recreational facilties, wells and well pumps, water treatment systems, solar heating systems, sprinkler systems, sheds and other detached structures, roof antennas, alarm systems, low voltage wiring systems, humidifiers/de-humidifiers, interior paint, wallpaper, window treatments, carpeting, washer, dryer and small kitchen appliances.
