The inspection will look at all major systems of the home, from top to bottom, but there is a lot a home owner can do to create the all-important first impression of his/her home in addition to enhanced curb-appeal, upgraded appliances or de-cluttering spaces.
Your real estate professional will point you in the right direction on “what buyers want” items, while you as a home owner can take charge of these maintenance issues or contract them for reasonable fees:
Gutters: Clean and ensure proper attachment to facia, also have splash blocks in place to ensure proper discharge.
Heating and air conditioning: Have it serviced, cleaned and change filters. Add carbon monoxide detectors in bedroom area(s). CO detectors can be obtained at home improvement stores and easily be added.
Plumbing: Repair leaky faucets and replace calcified showerheads. Ensure that outside hose bibs are attached to the exterior.
Electrical: Replace broken light bulbs and have breakers/fuses properly labeled in the distribution panel. Replace batteries in smoke detectors and ensure proper operation.
Other: Have a radon test performed. A clean bill on radon provides great peace of mind!
